Job Summary

This position has the responsibility to physically inspect University of Utah buildings and infrastructure in order to maintain an accurate inventory of building components, while assessing the cumulative effects of wear and tear on these components. Forecasts the replacement or refurbishment of assets by conducting inspections, cost estimating, and life cycle analysis to determine the most economic and environmentally beneficial strategy. Also participates in the preparation of annual budget requests for the renewal of building components and infrastructure.


Essential Functions

1. Conducts detailed building condition assessments on University owned buildings and infrastructure.
2. Develops a detailed inventory of all building components and systems to be input into a computerized maintenance management system.
3. Evaluates the condition of components based on pre-determined parameters, such as current age, functionality, appearance, observed deficiencies, and current operating conditions.
4. Identify failure and deterioration trends of specific building systems or major components and develop repair or replacement strategies to address the current condition and improve the long-term serviceability of the facility.
5. Develops life cycle cost estimates and analysis for required maintenance and repair or replacement of building components and systems.
6. Conduct studies on economic and climate benefits of maintenance and renewal strategies; participates in energy audits and provides guidance in the implementation of energy efficient initiatives.
7. Prepares recommendations for the annual Capital Improvement lists with accompanying cost estimates
8. Prepares recommendations for building system equipment renewal and renovation.
9. Coordinates asset reports with the state, auditors, and consultants.
10. Collaborates with Project Managers, Facilities groups, customers and outside entities on construction and maintenance projects.
11. Facilitates cooperative and collaborative community and institutional relationships.
Performs related duties as required.

Minimum Qualifications

Bachelor’s degree in Business, Facilities Management, Engineering, or a related field, or equivalency; four years of progressively more responsible experience; demonstrated interpersonal skills; and a commitment to provide excellent customer service required. Experience must include facilities management knowledge in preventative maintenance, HVAC systems and operations, mechanical, electrical, and plumbing, interior design, safety coordination, and demonstrated knowledge of custodial activities.


The exceptional candidate will possess the following:
• Clear communicator with a strong grasp of organizational dynamics.
• Working knowledge of building and central plant systems and operations, including; HVAC, mechanical, electrical, plumbing and building envelope.
• Working knowledge of current project costs and experience with industry standard cost estimating.
